This week’s article in WSJ/MarketWatch spotlighted U.S. markets with the fastest-moving real estate—where properties are selling in as little as 16 days. While the list includes cities like Manchester and Concord, NH, and Rochester, NY, one region conspicuously absent was Cape Cod. That’s a notable oversight—because by every available metric, Cape Cod is outpacing many of these so-called “hot” markets.
According to the Cape Cod & Islands Association of Realtors (CCIAOR), as of May 21st, 2025, the average Days on Market (DOM) for single-family homes in key Cape towns is:

Barnstable County overall: 22 days
To put that in perspective, the #1 market on the WSJ list—Manchester, NH—boasts a DOM of 16 days. Meanwhile, our local towns are moving even faster, despite significantly higher median home prices. Barnstable County’s median sale price sits at $740,000, well above the national median of $416,900 and far exceeding markets like Lancaster, PA ($370,281) or Bloomington, IL ($256,547).
So what’s driving the velocity?
“It’s simple supply and demand,” said Alfred Schofield, Managing Partner of the Guthrie Schofield Group. “We continue to face historically low inventory across the Cape, and well-positioned properties—particularly those that are turnkey or lifestyle-focused—are getting snapped up almost instantly.”
The national story reflects that trend as well. Housing inventory may be inching upward nationally, but it remains nearly 34% lower than a decade ago, according to Federal Reserve data. And here on the Cape, much of our housing stock is limited by zoning, conservation land, and legacy ownership—meaning supply is structurally constrained.
“Buyers today aren’t just looking for a house—they’re investing in a lifestyle,” added Tony Guthrie. “Properties that showcase that lifestyle—walkability, water access, updated amenities—are commanding immediate attention.”
While national outlets may overlook Cape Cod in favor of flashier metros, the numbers don’t lie: this market is moving fast, and demand remains deeply rooted. For sellers, this means timing, presentation, and pricing strategy are essential. For buyers, it means being prepared to act quickly when the right property appears.
